Chafing in labia/vulva area during sex even with lube-help!

I’ve been having sex with my partner for almost 10 years, and in the last year I have noticed that I experience a lot of discomfort on the skin of my vulva/labia that I didn’t before. Even when things are well lubricated from my natural wetness or lube I get chafed SO easily that starts hurting even from just a little bit of touching there or oral. I also notice feeling my partners beard causes a lot of discomfort there when it was never a problem before. Penetration is fine, it’s more all of the outside skin in my labia and clit area. It’s extremely frustrating because I feel like I haven’t had sex that is super enjoyable for me in so long because my favourite forms of sex were oral/fingers especially on my clit. My partner is really responsive and listens to my feedback etc. but it just starts hurting/chafing so quickly I don’t even get closed to warmed up let alone finishing. I’m 29, and am really not sure if this is just a change in hormones, a part of aging, or anything else it could possible be! I’m hoping for any insight or directions I could potentially look into or things that could help. I also live with histamine intolerance and eczema but it is very well managed lately with no flares so I’m not convinced it’s that, but thought it could be good to mention. TIA <3
